This large, spacious Sun Valley home features 6 bedrooms and sleeps 17 people in beds. There is a large gourmet kitchen with 2 dishwashers, 2 refrigerators, 2 ovens, 2 sinks, pancake griddle, gas grill, plate warmer and more. With table service for 24 people, and a table that can seat 20 if needed, the kitchen is built for entertaining parties or large families.

The main appeal of the house for many people is the outdoors – its in private setting with a broad lawn for sports, well-kept gardens with wildflowers and herbs, and tall aspens for summer shade and winter views. Out the back door is direct access to the Big Wood River and excellent trout fishing, swimming, or river bank beaches. Out the front door and 250 yards to the north is the main trail head for summer hiking/mountain biking trails and winter groomed cross-country trails connecting all the way to Fox Creek trailhead and west to Batchelors Gulch. Three blocks away is the Hulen Meadows playground with swing-sets, climbing frames, and a sandbox for the kids and the Hulen Meadow swimming pond. Finally, at the entrance to Hulen Meadows is the northern end of the Big Wood Bike trail, just 3 miles and 10 minutes by bike from Ketchum. You may never need to leave, but even if you do, you don’t even need a car.

A large wrap-around deck of 1400 square feet is set up with a lunch table, lounge chairs, a south facing bench, and a summer hammock. Mature aspens grow straight through the deck offering dappled summer sunlight throughout the day. On the lower patio is a hot-tub, and inside the house is a 6-person sauna to complete the spa-like amenities.

The house itself has almost 5000 square feet of living space and cathedral ceilings throughout the main level. The living room has a gas-assisted fireplace and beautiful views to Baldy and the Big Wood River. It is served by a well-appointed wet bar with ice-machine. There is a media area with a 48” HDTV for catching the news or sharing pictures from the day outdoors. The entire house is designed to be enjoyed not just admired – it is well maintained, recently finished, elegant, yet practical and very family friendly.

Downstairs there is an extensive double mud-room to store skis, boots, waders, and all the gear of life outdoors. In addition, there is a game room and home theatre with another 48” TV, 5-point surround sound speaker system, wet bar, fridge, and ping-pong table. The kids can disappear down here while the adults relax upstairs. Or vice versa.

The master bedroom has a fireplace, king size bed, home office set up (printer/fax/phone), and luxury bathroom with spa tub. It has private access to the hot-tub, a pair of comfy chairs for reading, a large walk-in closet and cathedral ceilings.

Two of the bedrooms are fitted with double bunkbeds – sleeping 4 in each to offer a girls and boys dorm set up. The remaining 3 bedrooms can be arranged as twins or as double beds. One room has a trundle bed to sleep three in total. There are 4 full baths, a laundry room, and a port-a-crib for the youngest guest. There is a direct access two car garage and outdoor parking for at least 3 more cars.

This Hulen Meadows home is perfect year-round for families or large groups that come to Ketchum to enjoy the out-of-doors during the day and great comradery among friends in the evening. Trails Location: Trails are located 2 blocks from your front door. Walk out of home, turn RIGHT and proceed down Hulen Way until you reach the end. Then turn left. At the end of this road you will find a path that cuts behind another home. Follow this path and it will lead you to a network of trails. Note: Winter: Nordic Trails ONLY. Summer: hiking, mountain biking, and running trails! (For snowshoeing, go to SNRA center or Galena, both are located north of Ketchum, drive on highway 75 to reach. Contact our offices for more detailed information)

Park Location: In the MIDDLE of hulen meadows. Travel SOUTH on North Hulen Way (the way you came in), at the four way stop, continue through to South Hulen way. The park is on your RIGHT.

Swimming hole location: When you first enter HULEN MEADOWS, take a LEFT onto Paintbrush LANE. You will see the pond/river on your RIGHT, take the path that leads down to the river/swimming hole, and enjoy fishing and floating.
